Building a custom designed home is an opportunity to create a space that is uniquely yours. This Build Guide has been developed to help you understand the custom home journey, from initial design through to construction and handover.

It outlines the key stages of the process, the decisions involved, and the level of care and craftsmanship applied at every step. Our goal is to provide clarity, confidence, and a personalised building experience, ensuring your custom home is delivered with quality, transparency, and attention to detail.

We can also provide you with the same quality service if you already have your plans prepared.

Initial Meeting
Contact us to arrange an initial consultation. We will discuss what you would like to achieve both aesthetically and practically and go over our process in detail.

Site Inspection
A free, no obligation site inspection will allow us to analyse your site and determine any limitations with the site. We can provide you with guidance as to what you can achieve on your site within your budget and your desired time frame.

Initial Design
At this stage a preliminary agreement is prepared, and for a set fee we will engage our preferred draftsman, discuss with them your aesthetic and practical requirements with your budget in mind.
A site survey will be completed and from this point you will sit down with our draftsman to create a concept design that meets your requirements. Once a concept design including site plan, floor plan and elevations are complete we will provide you with an estimated build cost. At this stage if you don’t wish to proceed with Attwood Builders your concept drawings are yours to take with you.

Selections
At this stage we can really start to fine tune the design of your project. We will finalise the design and you will complete the selections for your entire build and really get a feel for your new home. And in the background we will take care of the final working plans, soil test, engineering, energy report and any further required documentation.

Final Quote
Our final quote will reflect the selections you have made and all structural requirements. A building contract will be prepared and signed by both parties and we will provide you with an estimated start time as well as a guideline for the duration of the build.

Permits
Where required, we will liaise with the relevant authorities to obtain permits for your project. Generally, this can take up to 3-4 weeks.

Construction
Once the building permits are received we begin construction, Brad will be in constant communication throughout the build with fortnightly site meetings and progress photos provided to clients.
Domestic builds are done in 6 stages in line with the progress payments throughout the job:

  1. Initial deposit – prior to the permit application
  2. Base stage – once your concrete slab is down
  3. Framing stage – timber frame is standing and passed by the building
    inspector
  4. Lock up stage – windows and external doors installed, roof and wall
    cladding installed and all services roughed in
  5. Fixing stage – plaster installed, carpentry fix complete, joinery installed and
    wall and floor tiling complete
  6. Final completion – painting and floor coverings installed, electrical and plumbing fit off, external concrete paths and driveway installed and all other contracted works complete

 

Handover
At the completion of your build a walk though will be arranged where any defects will be identified and repaired by Attwood Builders over the following days. Once the defects are completed, the final inspection and certificate of occupancy is received and final payment is made, the keys are yours to enjoy your new home.

Warranties
Within three months of handover we will be back to fix any further defects found once you move in. Attwood Builders then provides a further 2 year warranty on all non-structural parts of your home as well as a 10 year structural warranty.

This is dependent on the project.

As a general rule our pre-designed homes will take 6-9 months, custom home 8-12 months.

Bathroom renovations generally take a month and extension/renovations from 6 months.

Yes you can visit the site during the build process, but for safety reasons these are booked in and held at a mutual time with the builder.

It can be difficult to provide a square metre rate because this is dependent on many variables including your design, choice of materials, finishes, fixtures and fittings.

SILVERWOODS BOULEVARD, SILVERWOODS

Completed August 2025

Brief

Deliver a design for a home that was relaxed and spacious, with natural looking finishes and curves inside and out.

Design

The challenge was a narrow block measuring 10.5m. The designer delivered on his promise with timber grain finished aluminium battens curving around the front and rear exteriors, winding interior stair case and curved plaster hallway entrance.

Interior

The highlight of the owners well researched interior finishes included Cosentino Taj Mahal natural quartzite benchtops coupled with Modulo Arc 3 Navurban island bench panels, colour Tablelands.
All other cabinetry locally manufactured in Navurban Balmoral, compliment all other colour selections including the Porters Paints 1⁄2 Rubble eggshell finish to the painted walls. Australian made plumbing fixtures and fittings were sourced from Faucet Strommen in Kerang Victoria and finished in the dark moody tone Armada Bronze. And then there are the beautiful tiles including Terrazzo Botticino honed internal floor tiles, Moroccan Zellige handmade splashback tiles and Savoca stone to the front facade.

Exterior

We can’t wait for the owners to plant out the front balcony garden, which will add to the uniqueness of this fabulous new home.

Brief

A new architecturally designed double storey five bedroom holiday home.

Design

Extensive kitchen, meals and family room meander out through floor to ceiling glass sliding doors onto a back deck sheltered by an opening and closing roof system. With sustainability in mind the addition of electric external venetian blinds to all bedroom windows provides relaxing and comfortable interior spaces.

Interior

Polished concrete floors and fire hearth, square set window reveals and door jambs along with custom made study, front and garage doors add style and sophistication to this stunning home.

Exterior

The external render, custom timber slat eaves and landscaping sets this home apart from the rest.

KARS STREET, BEECHWORTH

Completed September 2022

Brief

Two architecturally designed, double-storey boutique holiday residences, John and Jane – nestled in the High Country region of North East Victoria.

The brief was to reinterpret the region’s historic tobacco drying sheds through a contemporary architectural lens. While referencing this strong agricultural heritage, the homes were modernised with year-round comforts including efficient heating and cooling. Polished concrete floors on the lower level were crafted using locally sourced stone, reinforcing the connection to place.

Each residence features three bedrooms, two bathrooms and two powder rooms. A dramatic internal void above the living area creates a sense of openness and grandeur, delivering exceptional volume and breathtaking ceiling heights throughout.

Interior

From the upper-level landing, guests are greeted with views of Screenwood Modulo Panel timber feature walls and bespoke doors. John’s interior palette leans into deep, moody blues, while Jane’s embraces warmer, earthy and feminine tones.

Each home includes a dedicated family room with custom-designed bunk beds for children, complemented by artist hand-painted feature walls that add a playful, immersive atmosphere. For adult guests, a Japanese-inspired hot tub in each residence offers a tranquil retreat.

Exterior

To honour the tobacco shed aesthetic, external cladding was finished in Colorbond corrugated steel. The buildings sit quietly within the natural landscape, offering a striking contrast between their understated exteriors and the refined, high-end interiors within.

PETER THOMSON CIRCUIT, YARRAWONGA

Completed December 2023

Brief

Design a home that feels like a permanent holiday retreat.

Design

The irregular-shaped block required a thoughtful and creative approach. The main residence and garage are connected via a timber-clad walkway that wraps around a functional backyard and swimming pool. The home includes four bedrooms, a master suite with private parents’ retreat, home office, two bathrooms, two powder rooms and generous family and living spaces – perfectly balancing relaxation and functionality.

Interior

Polished concrete floors, an impressive eight-metre porcelain fireplace hearth, and high-quality cabinetry with layered colour combinations define the interior. Fixtures and finishes were expertly curated by local interior designer Morgan Whinray Interiors, ensuring both visual impact and everyday practicality.

Exterior

A timber-lined, steel-framed walkway links the four-car garage and alfresco to the home, offering privacy while creating a striking architectural feature at the front façade. White and timber finishes reinforce the relaxed holiday aesthetic – reminiscent of a sunny Queensland escape.

Brief

To replace a much-loved family holiday home with a contemporary residence designed to welcome the next generation to North East Victoria.

Interior

This double-storey, six-bedroom home includes a generous theatre room, two powder rooms, two ensuites and an expansive open-plan kitchen, meals and living area. A limestone-clad fireplace forms the heart of the home, positioned centrally and framed by floor-to-ceiling glazing that opens the interior to river frontage and surrounding bushland.

Timber flooring and Riverstone White porcelain Lappato tiles complement the refined cabinetry finishes, featuring Caesarstone Snow benchtops and Laminex Rural Oak cabinetry in a chalk finish.

Exterior

A substantial rear alfresco seamlessly extends the internal living spaces outdoors – ideal for entertaining or unwinding in a peaceful setting overlooking one of the most picturesque stretches of the Ovens River.
